Cockroaches in a Maine Rental
German cockroaches in a rental are a building problem the moment they appear in one unit. Treatment works when the landlord arranges access to the neighboring units and the tenant handles preparation and sanitation — either half alone produces a temporary result.
German cockroaches live inside the structure, close to warmth, food and water, and they move between units through wall voids and pipe chases. That is why a single treated apartment in a building with an untreated neighbor is a holding action.
What the tenant does
- Clear clutter from under the sink, behind and beneath appliances.
- Store food in sealed containers, wipe surfaces nightly, and take trash out each evening.
- Break down and remove cardboard promptly.
- Report the first sighting rather than the tenth — density is what decides how long treatment takes.
- Let the technician in at the scheduled time; a missed round restarts the clock.
What the landlord does
- Arrange treatment for the affected unit and the adjoining units at the same time.
- Fix the leaking trap, shutoff or tap. Cockroaches need water more urgently than food.
- Seal penetrations around plumbing and cover plates between units.
- Schedule access so the follow-up round happens two to three weeks after the first.
- Keep the written service records.
What we do
Baiting in the harborages, growth regulator where the population is established, a quote that states how many rounds are included, and a written scope that separates the sanitation items from the treatment items so neither side has to guess.

When the building has to be involved
One unit with heavy activity and neighbors reporting nothing is usually a unit that has been quietly infested for months. One unit with light activity and two neighbors reporting sightings is a building problem already. The inspection decides which of those you have, and the answer changes who needs to be in the conversation.
Maine landlords and tenants each carry obligations here, and the fastest route through it is a written scope that says which items belong to whom, with dates. We provide that as a matter of course, because the alternative is two parties each waiting for the other.
Why one unit is never the whole story
German cockroaches travel between apartments along the routes the building already provides: shared wall voids, plumbing chases, electrical runs, and corridors. A unit that has been treated sits next to a unit that has not, and the population re-crosses the wall within weeks. Treating the cluster in one window costs less over a year than treating one unit four times.
That is a scheduling problem more than a pest control problem, and it is solved by a landlord who can get access to several units on the same day.
What good looks like from a tenant’s side
- Someone inspects rather than just spraying
- The plan is written down and says what you are responsible for
- The follow-up visit is already scheduled before the first one ends
- Monitors are left behind, and someone reads them next time
- Somebody tells you what to do about the leaking trap
What good looks like from a landlord’s side
- The affected unit and its neighbors are inspected together
- Access is arranged rather than hoped for, and non-access is documented
- Structural items — sealing around plumbing, cover plates, damaged cabinet backs — get fixed
- Records are kept, because a repeat problem six months later starts from those notes
- One contractor, one plan, rather than a different company each time a tenant complains
The part nobody enjoys
Treatment fails far more often over access and sanitation than over products. A unit that cannot be entered on the scheduled day, or a kitchen that keeps feeding the population between visits, will extend a six-week job into a six-month one. We write the scope so both sides can see exactly which half is theirs, and we would rather have that conversation at the start than at the third visit.
Keeping a record
Note the date you first reported it, what you were told, when someone came, and what changed afterwards. In a building with several units and a treatment running over weeks, that short log settles most disputes before they start, and it makes the second visit more useful because the technician can see what happened between visits rather than guessing.
Work we have actually done
Seven of the hundred customer reviews read on 24 September 2026 describe multi-unit, rental or restaurant premises — the settings this pest actually turns up in locally. One tenant had been fighting an apartment infestation for a long stretch before the building was treated properly, and reported it resolved within a couple of visits (confirmed job, about ten months ago).
Common questions
Can a tenant just buy sprays?
Retail repellent sprays usually scatter a German cockroach population into adjacent voids and units, which makes the professional job harder and longer.
How many units need treating?
At minimum the affected unit and those sharing a wall, floor or ceiling with it. The inspection decides the rest.
