Pest Control in Topsham, Maine

Topsham is a town of owner-occupied single-family houses in a county with a serious tick problem. The Census Bureau puts 78.9% of homes here in owners' hands and 74.0% of housing units in detached houses, and Maine CDC's 2024 report gives Sagadahoc County a Lyme disease rate of 369.9 per 100,000, well above the state's 230.0. For most Topsham households, the yard edge is the first pest question.

What we handle13

Topsham is a town we have set out to work in, and we have no job on record here yet. What follows is what the public figures say about Topsham’s houses and ticks, and what we would check first.

Across the river from Brunswick, and built differently

Topsham and Brunswick face each other across the Androscoggin. The Town of Topsham’s own history notes that before a toll bridge went up in 1756, built by the Proprietors of the Androscoggin Bridge, the only way across to Brunswick was by boat. The town was incorporated in 1764.

Two and a half centuries on, the two towns have very different housing. The Census Bureau’s American Community Survey for 2020–2024 counts 4,313 housing units in Topsham, and 3,192 of them, 74.0%, are detached single-family houses. In Brunswick that share is 52.3%. Owner occupancy runs 78.9% in Topsham against 71.2% in Brunswick. Topsham also has proportionally fewer very old houses: 536 units, or 12.4%, date from 1939 or earlier, compared with 19.5% across the river.

The building boom here came later. The same survey puts 1,787 Topsham units, 41.4% of the total, in the three decades from 1980 to 2009. The town’s median home value on that survey is $360,800.

So the typical Topsham pest call is about one household, one house and one yard.

Ticks: why Sagadahoc County stands out

Maine CDC’s 2024 annual tickborne illness report, labeled preliminary, counts 139 Lyme disease cases among Sagadahoc County residents. That works out to 369.9 per 100,000 people, against the statewide rate of 230.0, and it compares with 27 cases in 2020. The report names Sagadahoc among eight counties whose Lyme rate exceeded the state’s in both 2023 and 2024. It also records 76 anaplasmosis cases and 14 babesiosis cases in the county for 2024.

The UMaine Cooperative Extension Tick Surveillance Program received 130 blacklegged ticks from Sagadahoc County in 2025 and tested 124. Its results:

PathogenPositive ticksShare of those tested
Borrelia burgdorferi (Lyme)4536.3%
Babesia microti1411.3%
Anaplasma phagocytophilum54.0%
Powassan virus32.4%

The Powassan figure is small in absolute terms, but 2.4% is the highest share for that virus of any county in the lab’s 2025 table. As with all Tick Lab data, these are ticks people chose to send in, so they show what is being carried rather than how many ticks are in a given yard.

What tick work looks like on a Topsham lot

With three-quarters of the housing in detached houses, most Topsham properties have a lawn and an edge. That edge is where the work goes:

Tick visits run monthly from April through the fall adult peak. The tick control page sets out the season, and mosquito control runs on its own schedule from spring into September. The Maine pest calendar shows how the two seasons overlap with wasps and overwintering insects.

Carpenter ants and mice in houses from the 1980s on

A house built in 1985 or 2005 has different weak points from a village house built in 1900. Carpenter ants in Topsham’s newer stock tend to follow water: a deck ledger board that was never flashed, a bathroom exhaust that vents into the attic, trim that sits on the ground behind a planting bed. The carpenter ant control page describes the treatment, and the report names the moisture source.

Where mice get into houses of that age, the garage is often the route. An overhead door seal wears at its corners, and an attached garage leads straight to the house. Rodent exclusion covers that sealing work and how it is quoted.

For nests under eaves and deck boards in summer, see wasp and hornet control.

If you have just moved in

If you have just bought a Topsham house and found droppings, ants or a nest, hold off on retail sprays and foggers until someone has looked, because they push insects and rodents deeper into the structure and hide the evidence that shows where they are getting in.

Nearest confirmed work

We have not yet done a job in Topsham that we can point to. The nearest confirmed work on this site is in Lewiston and Auburn: a carpenter ant colony found and treated in Lewiston, and an Auburn house where the rodents were coming in past the garage door seals.

Common questions

Is the tick risk in Topsham really higher than in Brunswick?

At county level, yes. Maine CDC's 2024 figures put Sagadahoc County, which includes Topsham, at 369.9 Lyme cases per 100,000 and Cumberland County, which includes Brunswick, at 131.9. Those are county rates, not street-by-street ones, but they are the right starting point for a Topsham yard.

What is Powassan virus, and should I worry?

It is a rarer tickborne virus that can cause serious illness. UMaine's Tick Lab found it in 3 of 124 Sagadahoc County ticks it tested in 2025. That is a small number, but it is the highest share in the lab's county table, and it is another reason to keep ticks off the people in the house rather than treat bites after the fact.

Do you treat mosquitoes as well as ticks?

Yes, as separate services with their own visit schedules. Ticks are worked at the edge of the yard where lawn meets leaf litter; mosquitoes at the shaded vegetation and any standing water where they rest and breed. A wasp nest by a door is a different matter: Same-day emergency service is available; call or text for the next opening.
