Pest Control in Old Orchard Beach, Maine
More than one in five Old Orchard Beach housing units stands empty for part of the year: the U.S. Census Bureau's 2020–2024 American Community Survey counts 1,757 of the town's 7,796 units as held for seasonal, recreational or occasional use. A cottage or rental that is shut from fall to spring is exactly what mice look for, so the most useful visit here is usually the one before a building closes, not the cleanup after it opens.

Old Orchard Beach has a year-round town and a summer town in the same buildings. The U.S. Census Bureau’s 2020–2024 American Community Survey puts the town’s housing at 7,796 units, and more than a fifth of them are seasonal homes, cottages and rentals that sit empty for months at a time. That pattern shapes the pest work here more than any single insect does. We are expanding into Old Orchard Beach from Lewiston, and everything below comes from public figures we have checked.
A town that empties out every fall
The survey’s vacancy table tells the story. Of Old Orchard Beach’s 7,796 housing units, 2,422 were vacant when counted, and 1,757 of those — 72.5% — were held for seasonal, recreational or occasional use. By comparison, 332 were for rent and 41 for sale. Seasonal units make up 22.5% of the town’s housing, compared with 16.3% across York County, which is itself a county with a lot of second homes.
The Town’s own draft comprehensive plan inventory, published in December 2025, adds the visitor side: Town data for 2024 count nearly 2,500 transient accommodation rooms in 106 structures, and seasonal short-term rentals are the largest single group, at 1,063 rooms.
For pest work, the numbers mean two things. A large share of buildings are shut, unheated or lightly checked through the cold months. And a large share of beds are slept in by a different person every few nights in summer.
Mice in a closed cottage
A cottage closed in October gets no footsteps, no cooking, no lights and no one noticing droppings until spring. University of California IPM, cited on our rodent exclusion page, notes that deer mice move into vacated homes and cabins to nest and store food, and a closed beach cottage fits that description exactly. By the time the owner returns there can be nests in the insulation, chewed bedding in closets and droppings in every drawer.
The work that prevents that is done while the building is still open:
- Walk the foundation, skirting or piers, looking for gaps at the sill and around every pipe, wire and vent that passes through
- Check the doors, including any bulkhead or crawlspace hatch, and the bottom corners of a garage or shed door
- Look at the roofline, where soffits, gable vents and porch roofs meet the main structure
- Note anything stored against an outside wall, and any food, birdseed or pet food left inside for the winter
- Set monitoring so activity over the winter shows up on the next visit
Each opening goes on a written list with what should close it, and the sealing is quoted separately from any trapping. If a building has already wintered with mice in it, attic clean-out and sanitation and exclusion are usually done together, so the cleaned space is not reoccupied. Rodent control covers the trapping and monitoring.
Mobile homes and the space underneath
The Census Bureau’s survey counts 775 mobile homes in Old Orchard Beach, 9.9% of the town’s housing, and the draft comprehensive plan inventory lists two parks, Old Orchard Village/Atlantic Village with 371 spaces and Pine Grove Village with 22. The space under a mobile home, behind the skirting, is sheltered, dry and hard to see into, and it is where rodent problems in this kind of housing usually begin.
The one job on this site under a mobile home was in Augusta, where rats were digging beneath a trailer and getting into it; exterior bait stations went in, the burrows were filled, and the problem ended. The skirting, the utility openings in the floor and any gap at the hitch end are what we check first on a mobile home anywhere.
Bed bugs where the guests change
Bed bugs travel in luggage and bags, and a room that turns over between guests every few nights has more chances to receive them than a bedroom used by one family. For an owner or manager of a short-term rental, the practical points are an inspection as soon as a guest reports bites or a cleaner finds signs, treatment timed around the booking calendar, and a follow-up visit to confirm the result.
Long-term rentals in town fall under Maine’s bed bug statute for residential tenancies, 14 M.R.S. §6021-A, which sets inspection and treatment deadlines for landlords and preparation and access duties for tenants. Our bed bug control page explains how a treatment is organized.
Ticks at the edge of the yard
Not every tick-borne illness is Lyme. The UMaine Cooperative Extension Tick Lab’s 2025 report found, among the 318 York County blacklegged ticks it tested, 39 carrying the agent of babesiosis, 25 carrying the agent of anaplasmosis and 4 carrying Powassan virus. Ticks are found where a yard meets brush, tall grass or leaf litter, not on open sand, so that edge is where a tick control treatment goes. A mowed buffer and leaf litter raked back help on their own.
Wasps on porches and decks
Seasonal buildings give paper wasps and yellowjackets months without disturbance to start nests under decks, porch ceilings and eaves. Owners often find them in early summer when they reopen, or late in the season when colonies are largest. The wasp and hornet control page covers what we treat.
What is outside our work
We do not do termite work, wildlife removal or browntail moth treatment, and we say so on the first call.

Common questions
When should I book a visit for a cottage I only open in summer?
Before you close it for the season. Sealing the entry points and setting monitoring before the building is shut means it spends the cold months closed to mice, instead of being found occupied when you open it in late spring.
Do you treat short-term rentals for bed bugs between guests?
We inspect and treat rentals for bed bugs, and we will work around a booking calendar where we can. Tell us the turnover dates when you call, so the treatment and the follow-up land in the gaps.
Can you get to Old Orchard Beach the same day?
