Pest Control in Biddeford, Maine

Biddeford is York County's renter city. The U.S. Census Bureau's 2020–2024 American Community Survey finds 51.9% of its occupied homes rented, against 22.7% for the county as a whole, and puts 40.7% of its housing units in buildings from 1939 or earlier. Old buildings split into apartments are where bed bugs, German cockroaches and mice cross from one household to the next, so a Biddeford job is usually scoped by the building, not the unit.

What we handle13

Biddeford is a city of old buildings and renters, and that pairing decides more about pest work here than anything else. The city’s own site lists ocean beaches at Fortunes Rocks, Middle Beach and Biddeford Pool, and a riverside park on the Saco River at 550 Main Street; the housing that most of the calls come from is inland of all that, in the older streets. We are expanding into Biddeford from Lewiston, and the figures below are the public ones we checked before writing this page.

Biddeford against the rest of York County

The U.S. Census Bureau’s American Community Survey for 2020–2024 shows how far Biddeford’s housing stands apart from the county around it:

Measure (ACS 2020–2024)BiddefordYork County
Occupied homes that are rented51.9% (4,775 of 9,204)22.7% (20,728 of 91,413)
Housing units built 1939 or earlier40.7% (4,270 of 10,502)19.9% (22,926 of 115,091)
Housing units that are detached houses40.6% (4,268)69.7% (80,178)
Housing units built 2010 or later4.7% (495)10.4% (11,982)

In plain terms: in most of York County the typical home is an owner-occupied detached house, and in Biddeford it is a rented apartment in a building that is close to a century old or more. The survey puts 3,524 Biddeford units in two-, three- and four-unit buildings and another 2,345 in buildings of five or more.

Why shared walls change the job

In a detached house, a bed bug or cockroach problem belongs to one household. In a three-decker it belongs to the building. Bed bugs travel along pipe chases, under doors and through wall voids, and they ride between apartments in laundry, bags and secondhand furniture. German cockroaches follow the plumbing runs that kitchens and bathrooms on different floors share.

That is why we inspect the units sharing a wall, a floor or a ceiling with the one that called, and treat every confirmed unit in the same window. The most comparable job on this site is a property-management call in Waterville: one unit reported bed bugs, the inspection found a large infestation with activity in connecting units, and the affected units were treated until it was gone. Doing it one unit at a time, as each tenant complains, costs a building more over a year and wears out everyone’s patience.

Our bed bug control and cockroach control pages describe the treatments, and bed bugs in an apartment walks through how an infestation spreads between units.

The law on bed bugs in a Maine rental

With most Biddeford households renting, the state statute matters here more than in most of the county. Section 6021-A of Title 14 of the Maine Revised Statutes sets out who does what:

We write the scope of a rental job so that the landlord and each tenant can see which tasks are theirs and which dates matter. Blouin Pest Services is licensed and insured, and details are on the about page.

Mice in the older stock

A building put up before 1940 has been re-plumbed, re-wired and re-heated several times, and every one of those jobs made a hole through the shell. In a multi-unit building there are more of them, and the basement is often shared, so mice that get in at the sill can reach every floor through the walls.

Rodent work in a Biddeford building therefore starts in the basement and at the foundation: sill gaps, bulkhead doors, the openings around water, gas and electrical entries, and the gap under any exterior door that has worn back. Each opening goes on a list with what should close it, and the sealing is quoted separately from the trapping. See rodent exclusion for how that work is itemized and rodent control for the trapping side. On a house where the attic insulation has already been soiled, the attic clean-out and sanitation page explains what removal involves.

Ticks near the beaches and the river

Tick work in Biddeford is mostly on the detached houses toward the coast and the city’s edges, where a lawn meets brush. The UMaine Cooperative Extension Tick Lab tested 318 blacklegged ticks from York County in 2025 and found the Lyme bacterium in 133 of them, 42.0%, a hair above the 41.0% across every Maine tick it tested that year. Those are ticks people chose to send in rather than a random survey, so they show the bacterium is well established in the county rather than anyone’s personal odds. Our tick control page covers the yard-edge treatment.

What we do not offer

Termite work, wildlife removal and browntail moth treatment are outside what we do. If that is what you need, we will tell you on the first call.

Common questions

I rent an apartment in Biddeford and think I have bed bugs. What happens first?

Tell your landlord, in writing if you can. Maine law, 14 M.R.S. §6021-A, gives the landlord five days to inspect after being told and ten days after confirming bed bugs to contact a certified, insured pest control agent. You can call us too, and we will tell you what we see, but the treatment has to be arranged by whoever holds the building.

Do you work with property managers on whole-building jobs?

Yes. The closest example on this site is in Waterville, where one unit reported bed bugs, the inspection found activity in connecting units as well, and the affected units were treated until the infestation was eliminated. A Biddeford building would be scoped the same way.
