Pest Control in Kennebunkport, Maine

In Kennebunkport a large share of houses are empty for part of the year. The U.S. Census Bureau's 2020–2024 survey counts 2,907 housing units but only 1,847 occupied as someone's usual home, and estimates 885 — about 30% — are held for seasonal or occasional use. An empty house is where mice settle unnoticed, so the visit that does the most good is usually the one before the owners close it.

What we handle13

Kennebunkport is a town of detached houses, many of them empty for part of the year. That pattern, more than anything about the coast, decides what pest work here looks like. A house that stands closed from fall to late spring offers mice and overwintering insects months without a person walking through it, and the problem is usually discovered by the owner on the first weekend back.

Two of those rows set this town apart from its neighbor. Kennebunk has more than twice the housing, yet the Census Bureau estimates a similar number of seasonal homes in each — 928 there, 885 here. And almost nine in ten Kennebunkport units are detached houses, with very few apartments; the survey counts only 343 renter households in the whole town. The seasonal estimates carry wide margins of error, but even at their edges the seasonal share here stays well above Kennebunk’s.

Why an empty house is the job

A house closed for the winter has nearly everything a mouse wants: shelter, quiet, upholstered furniture and mattresses for nesting, and nobody to notice. By the time the owners return, the evidence is droppings along the baseboards, chewed packaging in a pantry, and sometimes soiled insulation in the attic or a crawlspace.

The cheaper point to act is before closing. A closing-up visit works around the outside of the building:

An opening-up visit in spring then checks the stations and the interior for anything that got through. Where it has, rodent exclusion closes the remaining gaps and attic clean-outs deal with insulation that cannot be saved.

The age of the houses

Kennebunkport’s housing is not as old as its reputation might suggest. The Census Bureau’s survey puts 380 units, or 13.1%, in buildings from 1939 or earlier, a smaller share than Kennebunk’s 18.8%. The median Kennebunkport house dates from 1982, and no single decade since 1950 accounts for more than about 15% of the stock.

What that means in practice is a mix. The older houses have the retrofit gaps that come with a century of rewiring and re-plumbing. On the newer ones, worn garage door seals and the joint where a deck meets the house are the first places we would look.

Summer pests in a part-time house

Wasps, hornets and yellowjackets build through the summer and peak late. In a house that is lived in only on weekends, a nest in the eaves or behind a shutter can get large before anyone notices it. Our wasps and hornets in Maine guide explains which nests are worth treating and which can be left to die out in the fall. When a nest does need to go, wasp and hornet control treats it at the source.

The other late-season visitors are the insects that move into wall voids to overwinter — cluster flies and their relatives. In a house that closes in fall, they emerge on the first warm days indoors and are found in windows the following spring. The overwintering insects page covers the late-summer sealing that keeps them out.

Ticks around the yard

The Town of Kennebunkport describes Goose Rocks Beach as a three-mile stretch of beach, and on open sand tick exposure is low. Yards are a different story where lawn runs into brush and leaf litter.

York County’s tickborne illness figures go beyond Lyme. Maine CDC’s 2024 report, on preliminary data, counts 79 anaplasmosis cases, 17 babesiosis cases and one Powassan virus case among county residents, alongside 286 Lyme cases. The UMaine Cooperative Extension Tick Lab found the anaplasmosis agent in 7.9% and the babesiosis agent in 12.3% of the county’s blacklegged ticks that it tested in 2025. Tick control treats the yard edge on a schedule from spring into fall.

Common questions

We only use our Kennebunkport house in summer. When should we book?

In early fall, before you close it. Exterior stations and sealed gaps protect the house through the months nobody is there, and a check when you reopen shows whether anything got past them. Tell us your closing and opening dates and the visits can be planned around them.

Have you worked in Kennebunkport before?

Not yet on record. Kennebunkport is a town we are expanding into, and the nearest confirmed job on this site is in Portland. Call or text with the address and you will get an honest answer about when we can be there. Same-day emergency service is available; call or text for the next opening.

Are ticks a problem near the beach?

Tick exposure is mostly at the edge of a yard, where lawn meets leaf litter and brush, rather than on open sand. The UMaine Tick Lab found the Lyme bacterium in 42.0% of the York County blacklegged ticks it tested in 2025.
