Pest Control in Westbrook, Maine

Westbrook's housing is a mix. The Census Bureau counts 1,513 of its housing units in two-unit buildings, 15.8% of the city, alongside 627 mobile homes and a quarter of the stock built before 1940. That means three different pest jobs: problems crossing the shared wall of a duplex, mice in old houses, and rodents getting under a mobile home.

What we handle13

Westbrook’s housing does not fit a single pattern. The Census Bureau’s figures show older houses, newer construction, a large number of duplexes and several hundred mobile homes, all in one city of fewer than ten thousand housing units. We have not yet done a job in Westbrook that we can point to, so this page sets out what the public data shows and how we would handle the work it suggests.

Westbrook’s housing in numbers

The U.S. Census Bureau’s American Community Survey for 2020–2024 counts 9,575 housing units and 9,138 occupied homes in Westbrook:

Each of those groups produces its own kind of call.

The duplex shared wall

When a two-unit building is owner-occupied on one side and rented on the other, it puts the landlord and the tenant on opposite sides of the same wall. Bed bugs and German cockroaches do not respect that wall. They move through electrical boxes, along plumbing that serves both kitchens or both bathrooms, and through gaps at the baseboard and around the shared basement stairs.

That is why we would inspect both sides of a Westbrook duplex even when only one reported a problem. In Waterville we treated bed bugs for a property manager where one unit called and the inspection found a heavy infestation and activity in the units connected to it; treating the connected units together is what finished that job. On a Westbrook duplex the scale is smaller but the reasoning is the same. The bed bug control and cockroach control pages explain what each household is asked to prepare.

For the rented side, Maine’s bed bug statute, 14 M.R.S. §6021-A, gives the landlord five days to inspect after being told and ten days after confirmation to contact a certified pest control agent, and it requires the tenant to give access and follow the control measures. An owner-occupant landlord is bound by it as much as a management company is.

Mice in the pre-1940 houses

A Westbrook house built before 1940 has gone through generations of changes: new heating, plumbing moved, wiring replaced, a bathroom added where a closet was. Each change can leave a gap in the sill, the foundation or the wall that was never fully closed. Mice use those gaps to come in at ground level and move up through the walls.

We would start with an exterior inspection that lists every opening and what it needs, then quote the sealing separately from the trapping. The rodent exclusion page explains that itemizing. On a two-family house, the sealing protects both units at once, which is a good reason for the owner to do it rather than leave each household to set its own traps.

Under a mobile home

The 627 mobile homes in the Census count are a different job again. The space under a mobile home is sheltered, close to the ground, and often open at the skirting, which suits rats and mice that dig. The Augusta job on our Augusta page is the pattern: rats burrowing under a trailer and getting in from below. Exterior bait stations and filled burrows resolved it. The fix starts outside, at the skirting and the ground around it, not in the kitchen.

Larger buildings and newer construction

Duplexes are not the whole multi-unit picture. The same Census survey puts 648 Westbrook units in buildings of 50 or more and 470 in buildings of 20 to 49, and 1,477 units across the city have gone up since 2010. A large or recent building has tighter walls than a century-old two-family, but it also has long shared corridors, trash rooms and stacked kitchens, and residents arriving with furniture every month. For a property manager, the useful thing we can provide is a written scope: which units we inspected, which we treated and when, the follow-up dates, and any door that stayed closed. The commercial pest control page describes how that paperwork is set out.

Ticks in the county

Tick-borne disease in Cumberland County has been rising. Maine CDC’s 2024 annual report, using preliminary figures for 2024, shows reported Lyme disease cases among county residents climbing from 178 in 2020 to 414 in 2024. UMaine Cooperative Extension’s Tick Lab tested 627 blacklegged ticks from the county in 2025 and found the Lyme bacterium in 249 of them and Anaplasma in 50. Those were ticks people chose to send in, so the percentages describe submitted ticks rather than every yard, but they confirm the pathogens are here. Tick control covers yard treatment along the lawn’s edge.

Common questions

I own a Westbrook duplex and live in one side. The tenant has bed bugs. Do both sides need treating?

Both sides need inspecting, and any side with evidence gets treated in the same window. Bed bugs cross a shared wall through outlets, pipe runs and gaps under the baseboard, so treating only the side that reported tends to bring the problem back.

Do you deal with rats under mobile homes?

Yes. In Augusta we handled rats that were digging beneath a trailer and getting inside: exterior bait stations went in, the burrows were filled, and the problem was resolved. The same approach applies to a Westbrook mobile home, starting outside rather than in.

Can you come out the same day?

Sometimes. Same-day emergency service is available; call or text for the next opening.
