Pest Control in South Portland, Maine
South Portland is a split city: the Census Bureau counts 41.9% of its occupied homes as rented, and 1,521 of its housing units sit in buildings of 50 or more apartments. A pest job here starts by asking what kind of building it is, because a bed bug or cockroach problem in a large complex is scoped and scheduled differently from the same problem in a detached house.

South Portland is a city where the type of building decides the pest job before the pest does. According to the Census Bureau, a little more than half of its homes are detached houses, and the rest are spread across duplexes, small apartment buildings and large complexes. We have not yet done a job in South Portland that we can point to on this site, so this page is about what the public numbers say and how we would approach the work.
What the Census numbers show
The U.S. Census Bureau’s American Community Survey for 2020–2024 counts 12,782 housing units in South Portland and 12,152 occupied homes. Three of its figures shape how we would plan work here:
- A large rental share. 5,089 occupied homes, or 41.9%, are rented. That is lower than Portland, where most households rent, but it still means that in four homes out of ten the person who sees the problem is not the person who signs off on the fix.
- Big buildings as well as small ones. 41.0% of the housing units are in buildings of two or more units. What stands out is the top end: 1,521 units, nearly 12% of the city, are in buildings of 50 or more, and another 709 are in buildings of 20 to 49.
- An older middle. The same survey dates 24.5% of the stock to 1939 or earlier and another 2,622 units to the two decades after that, so 45.0% of South Portland’s housing was standing before 1960.
Bed bugs in a large building
A complex with dozens of apartments on shared corridors behaves differently from a three-unit house. Bed bugs travel along hallways and through wall voids, they ride in laundry and on secondhand furniture, and residents move in and out on their own schedules. In a building that size, the most expensive approach is the common one: treat whichever unit complains, wait, and treat the next one when it complains.
How we would scope it instead:
- Inspect the unit that reported and every unit sharing a wall, floor or ceiling with it.
- Treat the confirmed units in the same window, not one at a time.
- Set the second-round dates before the first round starts.
- Keep a written record of every unit we could not enter, with the date.
The fourth item matters most in big buildings. A complex where three doors stayed locked on treatment day will usually see activity again, and the record shows the property manager exactly where to look. Our commercial pest control page covers how multi-unit work is organized, and the bed bug control page describes the treatment itself.
Who does what under Maine law
For a South Portland rental, the duties are set out in 14 M.R.S. §6021-A. Once told about possible bed bugs, a landlord has five days to inspect, and after confirming them has ten days to contact a pest control agent, which the statute defines as a certified commercial pesticide applicator. A landlord may not offer a unit for rent that they know or suspect is infested, and must tell a prospective tenant if an adjacent unit is infested or being treated. The tenant’s side is to report promptly, give access on reasonable notice, and follow the reasonable control measures the landlord and the applicator set. Blouin Pest Services is licensed and insured, and we write our scope documents so each party can see which of those duties is theirs.
Cockroaches and shared plumbing
German cockroaches are a building problem for the same reason bed bugs are. They live close to warmth, water and food, and in an apartment building that means kitchens and bathrooms stacked over one another on shared plumbing runs. Treating one kitchen pushes some of the population into the next, so we inspect along the stack and treat the connected units together. The cockroach control page explains what preparation the household is asked to do.
Mice in the pre-1960 houses
The South Portland houses built before 1960 have had more than sixty years of plumbing, wiring and heating changes, and many of those changes went through the outer wall or the foundation. In houses of that age, mice usually come in low: at the sill, around the water service, beside a dryer vent, or under a garage door whose bottom seal has worn at the corners. The work we would quote is mostly sealing, with trapping inside while the openings are closed. Rodent exclusion explains how the sealing is listed and priced, separately from the trapping.
Ticks in Cumberland County
Maine CDC’s 2024 annual report, using preliminary data, gives Cumberland County a Lyme disease rate of 131.9 cases per 100,000 people, against 230.0 across the state. A lower county rate does not mean none, and a yard with a brushy or wooded border is still worth checking at the edge where lawn meets cover. Tick control describes what a yard treatment covers.

Common questions
I manage a large apartment building in South Portland. How do you plan a bed bug job?
We start with the reporting unit and every unit that shares a wall, floor or ceiling with it, then put the inspection list, treatment dates and follow-up dates in writing. Units we could not get into are recorded, because those are usually where the problem comes back from.
I rent in South Portland. Can I call you myself?
Yes. We will tell you what we find. Under Maine's bed bug statute, 14 M.R.S. §6021-A, the landlord arranges treatment once bed bugs are confirmed, and the tenant gives access and follows the preparation steps, so we will usually need to talk to your landlord before any treatment happens.
