Pest Control in Saco, Maine
Saco is a city of owner-occupied houses: the U.S. Census Bureau's 2020–2024 American Community Survey puts 72.8% of occupied homes in the hands of their owners and 56.1% of all housing units in detached single-family houses. Pest work in a city like that is mostly perimeter work — the foundation, the garage, the roofline and the yard edge — rather than the shared-wall work of its neighbor Biddeford.

Saco sits at the mouth of the Saco River on the Atlantic, by the city’s own description, and its 39 square miles run from the ocean on the east to farmland and protected land on the west. We are based in Lewiston and are expanding into Saco; this page sets out what the city’s housing suggests about the pest work here, from public figures we have checked.
What Saco’s housing says about the pest work
The U.S. Census Bureau’s American Community Survey for 2020–2024 counts 9,869 housing units in Saco. Four of its figures shape what a typical call here looks like:
- Owners, mostly. 6,553 of the 8,998 occupied homes, or 72.8%, are lived in by their owners. The person who sees the problem is usually the person who can decide what to do about it.
- Houses, mostly. 5,535 units (56.1%) are detached single-family houses. Another 3,363 are in buildings of two or more units, and 330 are mobile homes.
- A newer stock than people expect. 2,510 units, a quarter of the city’s housing, were built in 2000 or later, and the 1980s alone added 1,886.
- An older core all the same. 2,199 units (22.3%) date from 1939 or earlier, which is where the carpenter ant and sill work tends to concentrate.
Put together, that is a city where most pest problems start at the outside of one house and stay a one-household job. It is a different starting point from neighboring Biddeford, where most households rent and more than half the units share a structure. Our Biddeford page covers that city.
Mice in a newer house
A house built in the last twenty-five years has fewer of the open sill gaps and rotted trim that let mice into a century-old one. It is not sealed, though. The gaps on newer Saco houses are mostly ones that were added later or that wear with use:
- The bottom seal of an overhead garage door, which goes first at the corners
- The door between the garage and the house, which is rarely weather-stripped as well as an exterior door
- Holes cut for heat pump line sets, generator hookups, cable and satellite runs
- Dryer and bath fan vent hoods whose flaps no longer close
- Gaps where a deck ledger, a porch or a three-season room meets the original wall
When we inspect, each opening goes on a written list with what it should be closed with, and the sealing is quoted separately from any trapping. Our rodent exclusion page explains how that list is put together, and rodent control covers the trapping and monitoring side.
The attached garage deserves its own mention. It is the entry we find most often on houses of this kind, and on the one rodent job on this site where the garage was the problem — a whole-home inspection in Auburn — replacing the worn seals where the garage joined the house, with exterior bait stations on the travel routes, was what ended it.
Carpenter ants in the older streets
The 2,199 Saco units built before 1940 bring a different kind of call. Old framing that has been wet for years is what carpenter ants hollow out, and on a house of that age the wet spots are predictable: a sill where the soil or mulch has crept up to the siding, a porch roof that drains onto a post, a window that has been painted shut and leaks at the corner.
We look for the moisture first and the ants second. A treatment without the moisture fixed buys a season, not a solution, so the report names the leak even when the repair is a job for a carpenter or a roofer. The carpenter ant control page describes the treatment itself.
Ticks at the edge of the yard
The western part of Saco, which the city describes as farmland and resource-protection land, is the setting where yard edges meet woods and fields. That edge is where blacklegged ticks wait for a host.
York County’s figures have moved quickly. Maine CDC’s 2024 annual report, on preliminary data, shows the county’s Lyme disease cases going from 141 in 2020 to 286 in 2024, which took the rate from 67.9 to 129.9 per 100,000. That is still below the statewide 2024 rate of 230.0, but it is a doubling in four years. The same report notes that in the 1990s most of the state’s Lyme cases were among residents of south coastal Maine, principally York County.
A tick control treatment targets the transition strip — where mowed lawn gives way to brush, stone walls or leaf litter — and comes with a list of habitat changes that help on their own: a mowed buffer, leaf litter cleared back, firewood stacked away from the house. Our Maine pest calendar shows when in the season each step matters.
Wasps and yellowjackets on newer siding
Vinyl-sided houses with soffit vents and deck framing give paper wasps and yellowjackets plenty of sheltered places to build. Most nests are a late-summer discovery, when the colony is at its largest. If a nest is near a door, a play area or a deck people use, call before trying to deal with it from a ladder. The wasp and hornet control page covers what we treat and how.
What we do not do
We do not do termite work, wildlife removal or browntail moth treatment. If you call about one of those, we will say so at the start rather than book a visit.
Getting us to Saco
There is no Saco job on record on this site yet, and we would rather say that plainly than suggest otherwise. The nearest confirmed work is in Portland, where a household with bed bugs needed someone fast. The business is licensed and insured, and the owner, Ryan Blouin, does the work himself.
For the wider county picture, see our York County service area page. For a Saco house or yard, call or text Ryan at 207-740-4441 with the address and what you are seeing.

Common questions
My Saco house is fairly new. Why would mice get in?
Newer construction closes a lot of the old gaps, but it adds its own: heat pump line sets, exhaust vents, and the bottom corners of an overhead garage door, which wear first. A house built in 2005 has had twenty years for its door seals and sealants to age, and that is usually enough.
Do you treat yards for ticks in Saco?
Yes. The treatment goes to the edge where the lawn meets brush, stone walls or leaf litter, because that is where ticks wait. We also write down the habitat changes that help, whether or not you book a treatment.
